Our Policies

Reservation Policy:

  • Check-In time is 4pm CT and allowed until 11pm CT on the night of reservation check-in day.

  • Check-out time is 10 am CT. You can request for any late check out 24 hours prior to your check-out time.  We will approve the late check out requests if there is no other immediate guest reservation and the property is available for longer use.

  • Please take the event insurance prior to your check-in. This gives you liability protection for any damages during your visit. The insurance premium is very minimal. Please contact us for the details as you approach your check-in date. 

Cancellation Policy (Applicable for direct bookings only. Airbnb and Vrbo bookings have their own cancellation policies)

  • There is no penalty if cancelled within 48 hours of booking provided the check-in date is at least 14 days away.

  • Cancellation charges of 10% until 90 days before the check-in date.

  • Cancellation charges of 25% until 60 days before the check-in date.

  • Cancellation charges of 50% from 59 days until 31 days before the check-in date.

  • Cancellation charges of 75% from 30 days until 8 days before the check-in date.

  • Cancellation charges of 100% (no refund), if cancelled within 7 days of the check-in date.

Fireworks Policy:

  • Fireworks are NOT allowed any where on the entire Ranch estate and include those with any composition or device designed to produce a visible or audible effect by combustion, explosion, deflagration or detonation.

  • The only exception is usage of limited use of Wedding Sparklers as part of an authorized event (e.g. Wedding, Reception, Birthday party etc.) and would require prior written approval.

  • There will be heavy penalties and legal proceedings for any use of fireworks without written prior approval.

Pet Policy:

  • There is an additional pet fee of $100/pet if you bring any pets with you.  Please let us know in advance if you're bringing in any pets; there will be a penalty of $250/pet if pets found undeclared. 

Swimming Pool Policy:

  • Warnings:

    •  Only Authorized guests staying at the Resort style Ranch home can use the pool at their own risk.

      • Those who cannot swim and/or all children must be supervised.

      • Guests are responsible for the safe usage of any Pool equipment or Pool Cabana area and must inform us of any issues and avoid using the area until getting confirmation from the Arcadia Resorts staff that it's safe to use again.

      • Primary Guest (on whose name reservation is was made) is responsible for supervising ALL the other guests. That means anyone on the property, invited or not.

    • There is NO Lifeguard on Duty and so swim at your own risk

      • Adult Supervision is MUST at all times when kids are in the pool

    • If Someone is drowning, please call 911 Immediately. There is a swim float and rope available on the fence post for your emergency usage.

    • By Using the Pool, you agree that:

      • At no time there is a lifeguard on duty; You (the renter) are responsible for the safe operation of the pool and are responsible for all persons using the pool during your stay.

      • Your use of the pool facilities during the stay involves certain risks, including but not limited to:

        • 1. The risk of injury resulting from possible malfunction of the pool equipment;

        • 2. The risk of injuries resulting from tripping or falling over obstacles in the pool area;

        • 3. The risk of injuries resulting from unsupervised divers and swimmers colliding;

        • 4. The risk of other injuries resulting from participating in any action in the pool.

      • You fully understand that the above list is not a complete or exhaustive list of all possible risks; the list only provides examples of types of risks that you are assuming as a renter. In exchange for the Arcadia Resorts allowing you to utilize the pool and area during the stay, you hereby agree to the conditions below.

      • By usage of the Pool area, You fully intend and choose to give up the legal rights, as stated below:

        • 1. TO WAIVE ANY AND ALL CLAIMS that you have or may have in the future against the Arcadia Resorts, its directors, officers, employees, agents, or representatives (hereinafter referred to as the “Releasees”) relating to your use of the pool and pool area;

        • 2. TO RELEASE THE RELEASEES from any and all liability for any loss, damage, injury, expense, or other cost that you may suffer or that your next of kin may suffer in connection with my use of the Releasees pool or pool area to any cause whatsoever, INCLUDING NEGLIGENCE ON THE PART OF THE RELEASEES;

        • 3. TO HOLD HARMLESS AND INDEMNIFY THE RELEASEES from any and all liability to property, or personal injury to, any third party, resulting from the use of the pool or pool area

        • 4. That You are over the age of 18 and that you are responsible and will adhere to all the rules of the property;

        • 5. That this Waiver, Release, and Agreement is fully effective and shall be effective and binding upon you, and your heirs, next of kin, executors, administrators, and assigns, or anyone else authorized to act on your behalf or on behalf of your estate.

  • Pool Operating Hours:

    • Pool is available for registered guests use from Memorial day to Labor day (during warmer months).  The guests can use the pool at other times of the year, as long as they are comfortable and agree with:​

      • Swimming in Colder water (as the pool is NOT heated)​

      • Swimming with visible dust/leaves/debris from the trees around the swimming pool, as it's cleaned less frequently in non-Summer months

    • Pool usage is restricted to 6am to 11pm on any day.

  • Pool Rules and Usage guidelines:

    • The pool usage is limited to Registered guests on the reservation only.

    • Please follow the rules posted on the pool entrance gate all times

    • The pool depth at the deepest point is 5 ft. NO DIVING ALLOWED AT ANY TIME

    • NO FOOD, DRINK/GLASS BOTTLES ARE ALLOWED inside the pool

    • You can enjoy your drinks or food at the picnic table by the pool

    • Please clean the table and surrounding areas after you are done.

    • DON’T LEAVE ANY TRASH or FOOD IN OPEN AREA - As this is an open ranch, the food and trash will invite the bugs, pests into the area and can compromise your safety and others on the property.
